Rental Agreement

The rental agreement is a contract between the owners and landlords of the house (hereinafter’landlords’), and  a client (hereinafter “tenants”).
The rent is paid directly to the landlords.
They are also the first point of contact for any questions or problems, and are therefore accessible via email address or telephone number.

1. Rental

1.1 The rental agreement is concluded after written confirmation of the landlord and a payment of 25% of the rent is made by the tenant, within seven days after this confirmation. Paying the rent means that you have taken knowledge and agree with the general conditions set out below. If the deposit is not paid on time the reservation will be nullified.

1.2 Within five (5) weeks before the start of the stay, the remaining amount must be in possession of the owner. If not paid on time, the rental agreement can be canceled by the landlord and the deposit may not be refunded, please see also our cancellation policy.

1.3 For bookings within five (5) weeks before the start of the rental period, the entire rental fee must be paid at once.

1.4 With every booking a sum of 50.00 euros per house must be paid as security costs(caution). These costs will be refunded if everything in and around the house is in order.

1.5 By concluding this rental agreement, the tenant declares that he/she has the authority to accept these binding conditions on behalf of him/her and all the guests

1.6 Bookings are accepted on the understanding that the property is used only for holiday purposes, and that the number of people (except babies) in each property is limited to the number that is entered on the booking form.

 

2. Check In – Check Out

2.1 The tenant must well in advance inform us about the estimated arrival time.

2.2 The key of the property will be delivered on your arrival at the house.

2.3 We are very flexible with regard to the check-in and check-out time. Check-in is generally at 15:00 and check out at 10:00, if we have no guests on the changeover day we can be flexible to meet the needs of our guests

 

3. Modifications by tenant
The tenant may request modifications of the rental agreement 8 weeks before the start of the rental period. If the requested change can still be carried out, the tenant must only pay the new rent, minus the deposit already paid.

 

4. Cancellation
If the tenant cancels the agreement, the tenant is liable for the following payment:

The client is strongly advised to take out holiday cancellation insurance.

 

5. Changes or cancellation by the landlord
In special circumstances (fire or serious damage in/at the House) it is possible that the rental agreement cannot be performed or should be amended. In that case, the landlord will report this to the tenant, with which the contract will be considered terminated. The landlord is then required to reimburse the already fully or partially paid rent. The tenant can not claim more than the amount already paid.

 

6. Cleaning and linen
The property will be cleaned after your stay. During your stay you need to do the daily cleaning of the house.
Bed, Bath and kitchen towels are provided and included in the rent.

 

7. Smoking and Pets

7.1 Smoking is only allowed outside the house.

7.2 It is allowed to take a maximum of one pet/dog, after approval of the landlords, subject to the following conditions:
a. Guest to pay additional pet fee in the amount of € 40 per stay.
b. Pet may not exceed ten (10) kilo.
c. Must be at least one (1) year of age or older.
d. Must be up-to-date on rabies vaccinations and all other vaccinations. Heart-worm preventive is highly recommended.
e. Pet must be leashed at all times.
f. Guest is responsible for cleaning up any/all pet refuse.
g. Pet is not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
h. Pet is to be treated with a topical flea and tick repellent three (3) days prior to arrival.
i. Pet will not damage premises. If damages are caused, the cost of the damage may be deducted from security deposit.
j. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
l. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
m. while walking the dog, the dog must be leashed and under control of a responsible adult.

 

8. Liability
The rental property should be left in the same condition as originally found. See also the information in the folder in the house.
Damage caused during the stay, must be reported and paid to the landlord, unless it can be proved that the damage is not the fault of the tenant.
We are not responsible for any personal injuries in and around the house.
The property is insured against theft, natural disaster, leakage and glass breakage, of course if s not the fault of the residents. Therefore we advise you to check whether your liability and health insurance is valid abroad and to take a travel insurance.

 

9. Right of Entry
Whilst respecting the reasonable privacy of the client, the owners of Casa Delfim reserve the right to access all properties at all times, if necessary, for repairs and emergencies.
